The Dexter is a new five-story, 116-unit mixed-use apartment in the historic Franklin Circle area of Cleveland’s Ohio City neighborhood. 

The project enhances the pedestrian experience in the neighborhood, which is one of Cleveland’s most dynamic and walkable areas. Dexter Place, formerly a dead end street, has been extended as a pedestrian pass-through at the ground floor of the building. This creates a direct connection to Franklin Circle, which the City of Cleveland has restored to a roundabout from a five-way intersection. The pedestrian connector will feature murals from local artists, with street-level commercial and outdoor patio space fronting the circle.

The cast stone & amber masonry façade of The Dexter was designed to complement nearby historic structures such as the renovated Heyse building and Masonic Temple. The primary elevations of the Dexter consist of masonry with punched openings, accentuated at the corners with large picture windows. A series of articulated brick piers and Juliet balconies center the elevation on both Franklin Blvd and West 28 th Street. Liner units along West 28th maintain the active ground floor while concealing the lower-level parking garage. The upper floor is set back both to reduce the scale and create terraces that take advantage of amazing views of downtown Cleveland and Lake Erie.
